Stamp duty in Mumbai: what you actually pay in 2026
Duty, metro cess, registration and the 1% concession for women buyers — with the numbers worked through on a ₹1.5 crore flat.
Stamp duty is the single largest cost on top of a Mumbai property price, and it is the one most buyers underestimate. On an agreement value of ₹1.5 crore, a male buyer in Mumbai pays 5% duty plus a 1% metro cess — ₹9 lakh — and registration of 1% capped at ₹30,000.
Women buyers pay 5% in total rather than 6%, a concession introduced to encourage ownership in a woman’s name. On the same ₹1.5 crore flat, that is a saving of ₹1.5 lakh. Joint ownership between a man and a woman does not automatically qualify — the concession applies where the buyer is a woman, and the property is registered in her name.
The value duty is charged on is the higher of the agreement value or the ready reckoner rate for that locality. If you negotiate below the reckoner rate, duty is still calculated on the reckoner figure, which surprises buyers of distressed or older stock.
