About the project
Godrej Reserve is a six-tower development on roughly 18.5 acres off Akurli Road in Kandivali East, a short walk from Growel's 101 and about 300 m from the metro. Towers run to ground plus eight podium levels plus 51 floors, with eight flats, seven lifts and two staircases on each floor.
The pitch is open space rather than tower count. Around 2.42 hectares is given over to open amenities across two levels, organised as four named zones: a roughly 2.5-acre Forest Retreat of lawns and walkways flanked by mature banyan trees, a Tropical Oasis of pools, the Spring Terraces clubhouse deck, and roughly 3.5 acres of Green Acres landscape. Six towers across 18.5 acres is genuinely low density for this stretch of the western suburbs, and it shows in the podium plans.
Homes are 2, 3 and 4 BHK on RERA carpet areas from 766 to 2,033 sq ft, though the 2 BHK layouts are reported sold out. The 4 BHK carries a dedicated walk-in wardrobe, and units in Wings 1 and 2 include an additional servant quarter.
The location is the strongest part of the case. The Western Express Highway is effectively at the doorstep, ESIS Hospital is a minute away, and the school cluster — Cambridge, Thakur Public, Lokhandwala Foundation, Oxford and Oberoi International — sits inside an eight-minute drive. The trade-off is Akurli Road itself, which congests badly and has a persistent roadside parking problem.

Read the litigation disclosure before anything else. The RERA registrations for this project carry sixteen ongoing civil matters, most of them appeals and suits in the Court of Small Causes at Mumbai (Bandra branch), with the oldest dating to 2012 and a cluster of appeals filed in 2021. Ongoing litigation is disclosed on the RERA portal precisely so buyers can weigh it, and a Godrej-scale developer will normally have provisioned for it, but you should have a lawyer read the title report and those specific matters before you pay anything. We can arrange that. Second, on availability: as at the most recent price sheet we checked, all three 2 BHK layouts (766, 769 and 822 sq ft) are reported sold out, so despite the project being marketed as 2, 3 and 4 BHK, only the 3 and 4 BHK are realistically buyable. Confirm current inventory before you plan around a 2 BHK. Third, on price: quoted figures are all-inclusive of base cost, stamp duty, registration, GST and possession charges, which is unusually transparent, but portals disagree with each other by more than a crore on this project — get the builder's own cost sheet in writing rather than relying on any aggregator, this one included. Fourth, possession: the RERA date is 1 December 2030 and that is the date that binds; the December 2029 target is the developer's own and is not enforceable. Fifth, the clubhouse is identified as a 'fitness centre' on the sanctioned plans and the developer has applied to amend them — the clubhouse as marketed is therefore subject to approvals that had not been granted when the brochure was published.
