About this property
The 762 sq ft plan is the Type 2 two-bedroom layout at Mira Crest. It is marginally larger than the Type 1 and reads differently inside: the living and dining sits as one 19 by 10 foot run along the front, with the kitchen open to the dining and both bedrooms pushed to the rear of the plan.
Within the Pinnacle Collection these are higher-floor units, which is where the Sanjay Gandhi National Park views are.
The development is a thirty-storey twin tower on 2.18 acres, rising roughly 100 metres, with a sky bridge and viewing deck about halfway up, a sky club of more than 10,000 sq ft, ground-level high street retail and G+2 podium parking.
Being ready to move is the strongest part of the case here. Read the note below on the occupancy certificate and the GST position before you treat the quoted price as final.
Two things to settle before anything else, and the first is worth roughly ₹7.5 lakh to you. The marketing for this collection states 'OC Received' and 'No GST'. Those two claims stand or fall together: GST falls away only on a completed property where your agreement is executed after the occupancy certificate has been granted. On a ₹1.49 crore flat the 5% GST that would otherwise apply is about ₹7.5 lakh, so this is not a detail to accept verbally. As at our check on 27 September 2026, the completion date on the MahaRERA registration still reads March 2027, and while listing portals report construction as 100% complete, none of the public sources we checked affirmatively confirms that the OC has been granted. That does not mean it has not been — an OC can be issued well ahead of the registered completion date and portals are slow to update — but it does mean you should ask to see the occupancy certificate itself, check its date, and make sure your agreement for sale is executed after it. If the OC is not yet in hand, budget for GST. Second, the name. 'Mira Crest' is a marketing name. MahaRERA registration P51700019830 registers the project as 'Indradhanush', held by Sonam Builder & Developer, and the developer's own elevation render carries the Indradhanush signage on the building. Search the RERA portal under the registered name, not the brand, or you will not find it. On price, sources vary more than usual: the channel-partner rate is ₹1.49 crore '++', one portal quotes about ₹1.69 crore all-inclusive, and an older listing still shows ₹99 lakh. The '++' means stamp duty, registration and other charges sit on top, and ₹1.49 crore is a starting figure for the collection rather than a fixed price — the actual number moves with floor and unit. Get a unit-specific cost sheet in writing. A few smaller points. A third 2 BHK variant of 764 sq ft exists in Wing A alongside the 759 and 762 layouts. A (2+2) jodi of about 1,518 sq ft is offered, and a jodi is two separately registered flats combined, which normally means two agreements and two sets of stamp duty. The land parcel is stated as 2.18 acres in the brochure and 2.25 acres on listing portals. On the developer, the record is genuinely good, which is worth saying plainly: Sonam Group has built at Mira-Bhayandar since 1967, publishes over 300 buildings and 42 lakh sq ft delivered, portals credit it with around 282 completed projects, and we found no pending litigation recorded against this registration.
